Waterford Development Corporation was formed as the development division of The Waterford Companies in 1995, and has developed over $200 million of real estate over the last ten years using the the real estate development and financial experience of the principals, Richard N. Houlding and Robert E. Shapiro, within the framework of a small business model. Waterford Development Corporation has combined the unique ability to design, develop, finance, and lease both large and small commercial and residential properties.

By developing both raw land and existing buildings with additional upside potential, Waterford Development Corporation offers diversity and flexibility through a complete team approach to commercial and residential development, including market research, architectural design, site engineering, construction, financing, and leasing.

One of Waterford Development Corp.’s current projects is the Marriott Towne Place Suites in Quonset Point, Rhode Island, a 103 unit extended stay property developed in partnership with the principals of S & S hotels. The property will be designed by PCI Architecture, constructed by ProCon Construction,and managed by Colwen Management. The property is scheduled to open in the spring of 2011 and is slated to be the first of a number of focused service hotels developed with the principals of S & S Hotels.Located as part of the Gateway parcel being developed by New Boston Fund,the Towne Place Suites will serve the 9,000 employees of the Quonset Business Park as well as the surrounding community. Quonset employers include General Dynamics Corp, the Air National Guard and the corporate headquarters of Ocean State Job Lots. Employment in the Park is projected to grow to over 12,000 employees over the next three years.

Waterford Development Corp. is also the master developer of Neighborhoods at Woodland Pond) in Manchester, New Hampshire, an upscale master-planned condominium community adjacent to 600 acres of conservation land with a private clubhouse. Featuring distinctive neighborhoods of elegant multi-story residences, detached single family homes, multi-level townhomes, and single level carriage homes, the 487 condominiums will be spread over 112 acres and only cover 28% of the overall land area, providing a true rural atmosphere yet be less than 10 minutes from downtown Manchester and the Manchester-Boston regional airport.

Past projects include the construction of the Sepracor Corporate Center, a 425,000 sf class A suburban office park in Marlborough, Massachusetts, which serves as the corporate headquarters for Sepracor, Inc. and over 890 luxury apartment units in southern New Hampshire and Manchester, Connecticut.
